What size room is best for a family of three?

Buy a house according to their actual situation to choose the appropriate huxing area. So the question is, how big is the house? Some people think that if economic conditions permit, the bigger the house, the better. That was not the case. The house is too big and the feng shui is not good. Secondly, from the perspective of living, a house that is too big is bound to lack popularity, and it is also inconvenient to tidy up and clean.

From the perspective of apartment type

The most suitable number of people living in one bedroom is1~ 2; The most suitable number of two-bedroom residents is 2~4; Three bedrooms are suitable for 3~6 people; Four or five bedrooms are more suitable for living. Although huxing ≠ area is often said, there is a great correlation between them. Huxing is generally divided into: economy, comfort and enjoyment.

Start from the living quarters.

The housing area can be determined according to the current living conditions of the purchaser or the number of families, such as single families or newlyweds. Transitional houses with small area and low price are better. Families with old people or children need more space.

In principle, the larger the number of people, the larger the required area, but the situation of each family is different. What if there are children, old people and young people? The simple calculation formula is as follows (for reference only):

(1) Living area = sum of family ages * 1. 1 (no old people or children)

For example, the man is 40 years old, the woman is 38 years old, and the child is 12 years old. Living area = (40+38+12) *1.1= 99 square meters.

(2) Living area = young couple (* * * 50m2)+children (preschool10m2, middle school15m2, university 20m2)+old people (20m2/person).

For example, the man is 40 years old, the woman is 38 years old, the child is 12 years old, and there are two old people. Living area = 50+15+20 * 2 =105m2.

(3) Living area = (annual household income *5)/ house price

For example, the urban housing price is 30,000/flat, the annual household income is 500,000, and the housing area is =(50*5)/3≈83 square meters.

If calculated according to the above formula, the result is often the usable area required by the buyers. In the actual purchase, the area provided by the developer is often the building area, so we need to use the building area-pool area to see whether the remaining area matches the actual use area we need. In addition, the formula is for reference only. According to the different economic conditions and needs of families, it is the best policy to choose the one that suits you best.

In first-tier cities, the housing area for a family of three living comfortably is 60-90 ㎡. Housing prices in first-tier cities are generally high, and the average family can meet their basic needs by buying a house of 60-90 square meters. In order to meet the needs of customers, the openers in first-tier cities have also developed many small units with rich functions and compact layout. For example, the 83-square-meter small three-bedroom built by a developer in the above picture has the functions of three bedrooms and two living rooms, although the area is not large, even if parents at home want to live together or have a second child in the future.

If it is a two-bedroom apartment, you can make full use of the space to meet family needs. For example, if the room is too small but needs to meet various functions, it can be solved by tatami, with sundries under it and sleeping on it; If you want to have two children, but you can't change a big house in a short time, you can make full use of the space above by buying a bed.

In second-tier cities, the comfortable housing area of a family of three is 90-120m2. The pressure on housing prices in second-tier cities is a little less than that in first-tier cities, but the housing prices in some central areas are still very high. Most families will choose to buy a house in the sub-central area of the city, which is convenient and economical, and will not put too much pressure on housing prices. The housing area of 90-120m2 is generally developed into a relatively comfortable three-bedroom and two-bedroom in second-tier cities, and the room area is less than that in first-tier cities.

In third-and fourth-tier cities, the comfortable housing area of a family of three is about1.20m2.. Although the housing prices in third-and fourth-tier cities are the lowest, there is often a problem that real estate speculators lead to inflated housing prices. Compared with the local income level, house prices are still high. Third-and fourth-tier cities often have fewer urban centers, so although the housing units in third-and fourth-tier cities are generally large, the best choice for buying a house is a house in the central area or around 1.20㎡, so that life is convenient and life pressure will not be too great.
