"Double key room", how long is your road?

Some time ago, Vanke launched a very small apartment in Guangzhou: 27-34m2 loft+double key design.

The project type should be a hotel-style apartment, so the height should not exceed 4.5 meters and the design should be two floors. The biggest selling point of this project is the double key design. This means that investment in buying a house can occupy the first floor and rent the first floor. Or two floors can be rented to two different companies at the same time, and the return on investment and vacancy rate will be improved.

This is exactly the same concept as the long-term rental apartment I am running.

Because of contact with many couples and friends, it is generally reflected that renting a house is difficult. Let's set up a package as a whole. Three or five thousand rents are too stressful. Sharing a single room, there is no way to guarantee personal privacy, and the little friends who live together feel embarrassed.

Recently, there happened to be a suite with an attic on the sixth floor, so I spent some time renovating it.

1. Downstairs can be shared by two rooms, or 1 room 1 hall 1 bathroom. The entrance is the stairs upstairs, which has little interference to the downstairs.

2. The upstairs layout is more suitable for 1 room, 1 hall, 1 bathroom. Because the clear height of the attic is about 2. 1 m, the lighting is not as bright as downstairs. If all rooms are closed, it will be inconvenient for lighting and ventilation.

Because young people generally have low requirements for kitchens, it is enough to use a kitchen upstairs and downstairs.

In the final analysis, this design is caused by high rent. Under limited conditions, respecting human nature is the original intention of good people to rent apartments for a long time. Maybe it's also the pleasure brought by design.

What is a "double key room"?

Dual-key housing unit originated from the concept of Singapore Housing Development Board (HDB) 1986.

At that time, the government intended to promote multi-generation families living under the same roof. This double-key unit is generally a concept of four rooms or five rooms, but it is designed with a mother unit and a daughter unit (apartment), which are separated by walls and doors.

However, due to low demand, this duplex unit was quickly stopped by HDB.

In the era of "national entrepreneurship", it will be much more convenient to have a studio at home. There should be a reasonable distribution and proper separation between life and work.

2. Avoid policy restrictions

In Singapore

Double-key private units do not need to pay extra tax, which saves the buyer from paying extra buyer stamp duty (ABSD), and the starting price is at least 7%. Seeing the attraction of this "buy one second" or even "buy one third" property to investors, developers began to launch smaller and easier-to-rent units in the past year. Now, in order to attract real estate investors, Singapore real estate developers even launch "three-key units" private residential projects.

At present, many cities in China have implemented policies such as tightening loans and restricting purchases. Many middle-class people who want to invest in the property market can only hope for the "house". And double keys can be a good supplementary investment.

1. The usable area in the sleeve is insufficient and the function is too compact.

Because of the total price control, I want to make a suite with an area of two, but the actual use area is relatively small after deducting the court, which violates the significance of it living in a large family running in the family and is not conducive to long-term rental for single people.

2. The unit price is generally higher.

It is about 10~ 15% higher than that of ordinary houses.

Investment is risky and needs to be cautious.

People who invest in their own homes need to pay attention to the rise and fall of the rental market price. If the interest rate is raised or the housing supply is greatly increased, the rent may not be enough to repay the mortgage, and the pressure on the mortgage will increase.

4. There are requirements for location

Due to the limitation of tenant groups, special attention is paid to the location, superiority and convenience of the "double-key room".

1. Adhere to the design of one suite with several generations under one roof.

2. It is more "speculative" to change the original one-staircase four-bedroom into a "double-key room" through the balcony. Very characteristic of China.

The first double-key house project in Shanghai is Sunac Xiangyi Tiandi, which means a lot of investment.

At present, although Vanke, Sunac and other companies are also testing similar products, the market has different reactions to such products. Coupled with the different regulatory policies of domestic cities, it also reduces the enthusiasm of developers to promote such products.

At present, in big cities, young married children are not very willing to live with the elderly. What I want most is the distance between a bowl of soup, not the interruption of the morning call every day.

Although the prospect of the owner-occupied market is unclear, there will always be a certain proportion of similar products in the market with the improvement of the "educated" degree and aging degree of big cities.

In the investment leasing market, the flexibility of "double key" products still has certain advantages. It has obvious effect on reducing vacancy rate and increasing unit rent.

An idealized product, in a materialistic society, has almost no self-occupation attribute, but the investment attribute suddenly increases, which is sad and regrettable! This is exactly the same as the domestic commercial housing market and housing "situation". Maybe this is what the times have made.

However, if the concept of "double-key room" can be applied to long-term rental apartments to solve the problem of young people renting houses, it will be a "good prescription"!
