Is the Asian Games Town Worth Investing?

Asian Games Town does not recommend investment.

At present, the average price of Panyu Asian Games Town in Guangzhou is 28,000 yuan/square meter. From the point of view of self-occupation, the price of the Asian Games Town within 30,000 yuan is supported by double subways. It has a business district of 200,000 square meters and 0/9 schools (including 4 Guangzhou Railway). Very suitable for living, and the overall cost performance is very high.

From the investment point of view, the Asian Games Town has doubled from the opening price of 1.2 million yuan per square meter to the current 28,000 yuan per square meter, 10 year. Looking at the whole city, this achievement is really terrible. The reason why it does not go up is because the project is out of the main city, surrounded by suburban farmland, and there is no industrial planning.

Brief introduction of Asian Games Town

At present, the Asian Games Town has opened Metro Line 4, which can go directly to Guangzhou, and the subway under construction has Line 3 extending south, connecting Haibin Station to Panyu Square Station. There is also the planned south extension of Line 8, which does not change the line to connect waterfront and Wanshengwei to Pazhou.

The Asian Games Town plans to have 200,000 square meters of commercial facilities, including Tiancheng Commercial Street, Tianyu Commercial Street and Athletes' Village Small Commercial Street. Well-known brands such as Wanda Cinema, Starbucks and KFC have already settled in, providing owners with a good place for leisure and entertainment.

There are 19 schools in the whole Asian Games Town, including Panyu Campus of Guangzhou Railway No.1 Middle School, Tiancheng Middle School of Guangzhou Railway No.1 Middle School, Tianfeng Middle School of Guangzhou Railway No.1 Middle School, and 14 schools such as provincial Asian Games Town Primary School and Tianyu Primary School. It is basically not a problem for the owners' children to enjoy quality educational resources nearby.
