1. Empty feet
When the house is built and ready for you, it is called "delivery of vacant houses". Generally speaking, after paying the deposit and signing the sales agreement, the house can be delivered within 48 months.
At this point, the construction project has been completed and ready to move in. The only unfinished project is the landscaping project of the whole community.
When the house is 70% completed, the developer will send you a letter to make an appointment to hand over the house. After completion, you must come to the developer's office to deliver the house. On the same day, you will also receive a Certificate of Completion and Compliance (CCC).
2. Completion certificate
A certificate of completion, also known as a "certificate of conformity (CF)", is a document issued by a local council, announcing that a particular house has been completed and can be safely occupied. This document, also known as Borang F and Perakuan Siap dan Pematuhan, was approved by a registered member of the Malaysian Bureau of Architects.
The certificate of completion is a necessary condition stated in the sales agreement, so please ensure that the house has obtained the certificate of completion when you close the house.
Sign for the key
When you meet the developer to collect the empty house, you must sign several documents to prove that you have collected the house key. Once these documents are signed and dated, the "defect liability period" of the house will also take effect.
These documents include a list of lighting equipment, electrical appliances, power sockets and other built-in items.
4. Defects liability period
Defects liability period or "warranty period". The owner will have 18 to 24 months to inspect and report any defects, poor workmanship or any conflict with the sales agreement. But it's better to check as soon as possible, because an empty house is more convenient to repair. )
Generally speaking, developers will provide a defect complaint form, which lists the space enjoyed by the house. Please clearly fill in all the problems, such as loose power socket, floor dislocation, etc., so that developers can deal with them. If you don't fill it out, you will have to pay it later.
5. Apply for water and electricity
Some developers will inform you in advance to apply for water and electricity, even when the house is still under construction, and some will inform you after completion. Anyway, the sooner the better.
6. Spatial planning
After you have solved the main problems with the developers and managers, the next step is the interior decoration.
It is best to decide the interior decoration before moving in, so that contractors and interior designers can work in empty houses. If you believe in Feng Shui, you should also take it into consideration.
