First, the new city

Qiaobei, Qiaobei, this bridge should originally refer to the old Beida Bridge built by the Japanese during the Anti-Japanese War. Of course, later, many new bridges were built on the Jinying River, and this place on the north side of the bridge is a veritable bridge north. I remember when I was a child, my uncle worked in a light industrial machinery factory. He has to work in three shifts and pass through old Beida Bridge. Occasionally, he was robbed. There seems to be only one road to the north of the bridge, and it doesn't seem to be built for people from the north of the bridge, because this road leads to Wengniute Banner in the north, which is used by Chifeng people to go out. Qiaobei's recent former name was Qiaobei Town, formerly called Qiaobei Township, which belonged to the old Chifeng County, that is, the suburb, and later Songshan District. Now Qiaobei office has been established.

Today, in the north of Qiaobei, of course, buildings are being pulled up everywhere. After reading the planning, we know that the construction of Qiaobei Group in Hongshan District began in 2008, with a planned total area of 29 square kilometers and a population of 80,000. It is surrounded by three rivers: Yinhe, Jinying and Zhaosu. It is about 9 kilometers long from east to west and 7 kilometers wide from north to south. It will be built in stages. Up to now, the Qinghe Bridge with an investment of 200 million yuan has been completed and opened to traffic, with a road 13 km, a pipe network of 25.2 km, commercial and residential development1/60,000 square meters, and nearly 1300 original shanty town residents have moved into relocation houses.

At present, Qiaobei Group has developed into a logistics park centered on Zhonghao Logistics and Enzhi Logistics, an automobile trading park and a used car trading market composed of 4S shops on both sides of Chixi Road, and a grain and oil market and a steel market extending from Qinghe North Road. The daily roar of wheels and whistles fills the land and sky in the north of Qiaobei, showing the rising vitality of Qiaobei.

Most residential areas are under construction, mainly Diaoyutai District, with a high occupancy rate. After the completion of Jinyu International, Hefeng Waterfront, Longshan Hong Jun and other projects, they should become the key sought after objects of property buyers. A vocational college has officially started classes in Qiaobei new campus this autumn, and Yulong junior high school is also under construction, which is expected to be put into use next year. Most importantly, more than half of the main building of Hongshan District Administrative Center located in Longtoushan has been completed. If they move in next year, a number of administrative, enterprises and institutions will flock to Qiaobei, and the appearance of Qiaobei will be further improved.

Third, transplanted memory is different from 1000 cities.

People who often go out will find that cities all over the world seem to have set off a new round of "Great Leap Forward" and built new cities one after another. These new cities have a common feature, namely, large-scale land use, large-scale urban construction, large-scale real estate development and all-round mobilization of investment. Not to mention the factors of land finance, as far as the completion effect is concerned, the buildings embrace each other, the roads are as wide as the runway, and one or two big squares have been built in a few prosperous areas, which seems to be an international metropolis. But in a trance, people feel that these new cities are familiar, just like a mold.

There is an old saying in Shanghai, "I would rather have a bed in Puxi than a room in Pudong"; A few years ago, there was an old saying in Guangzhou that "I would rather have a bed in Hebei (north of the Pearl River) than a room in Henan (south of the Pearl River)". Behind these two sentences, it should be revealed that the construction of the new city is imperfect, and the transportation, medical care, education and other supporting facilities can not keep up, which brings inconvenience to people's lives. What's more, it hides the attachment and reluctance of ordinary people, especially the elderly, to perennial residential areas. Who hasn't had this experience? Before and after entering the building, the physical distance between people is close, but the psychological distance is far away.

The achievements and effects of Chifeng New Town are obvious, because its construction started early, just before the national housing price skyrocketed, the development cost and purchase cost were very small. It is also because Chifeng City has stronger financing ability and resource allocation ability than Hongshan District. After 10 years of business development, the urban functions of the new urban area are more and more perfect, the environment is more and more beautiful, and the transportation is more and more convenient. It is even more unrealistic for the Qiaobei Group, which was built in just two or three years, to catch up with the new city quickly. Qiaobei Group was born out of Hongshan Yu Logistics Park, and the initial planning of the park was obviously conservative, which affected the layout of the whole group later. These shortcomings must not be avoided.

Therefore, Qiaobei Group can't take the road of the new city, and it can't take the road of the new city. But there is no shortcut, and the thinking should be broad. What ordinary people want is nothing but convenience. Shops, schools, hospitals and other necessary supporting facilities are complete, and everything is convenient. Plus the house price is lower, how can you not come? It is necessary to dilute the sense of space tearing between the old and new cities and realize the integration of the old and new cities, that is, transplant the memory of the old city and narrow people's psychological distance. The objects and places of Old Chifeng should be considered to be moved to Qiaobei, such as parks, convenience markets, theaters, clinics, clips, fried dough sticks and so on. Of course, some things cannot be directly built by the government, but the government can give some preferential policies or create an atmosphere. Haven't you seen a hotel? There are many small people in the store, and the more people eat, the more they eat; In another place, shops are getting thinner and thinner, and people are getting thinner and thinner. I never object to crowded streets, although I hate it from the heart.

Chifeng is a small town and an old city. Hongshan District, as the central city, embodies the style of Chifeng. In the construction of Qiaobei group, how to avoid "one thousand cities" will be a problem that decision makers have to think about.
