What pits did you step on when buying a house?

In my limited experience, I bought two houses. So if you are a young man who is going to buy the first suite in your life, I hope what I said today will help you. I will tell you this topic in two parts.

1 is about how you should choose a house.

I will share with you the wonderful people and things I met in the process of buying a house.

If I buy a house, I'll tell you a basic idea of buying a house first. For most young people, you must consider three factors before buying a house. The first is price, the second is location, and the third is area.

If you want a large area and a good location, the final price will definitely be high; If you want a cheap price and a large area, then the location must be remote; If you want a cheap price and a good location, you must sacrifice area. So in the end, we should consider it comprehensively. What do you value most? Which of these three points are you willing to sacrifice? I suggest you define your budget first, and then list the criteria for choosing a house. The clearer your criteria are, the more likely you are to choose the right house.

Of course, unless you are rich, there is basically no perfect house. If this house meets most of your standards, be ready to sell it.

Let me share with you my criteria for choosing a house. My criteria for choosing a house are very clear.

First of all, the community environment must be good. How to judge whether the residential environment is good or not? A very simple way is to look at the old and new degree of this community. Most young people like living in a new community. Buying a new community can avoid some future pits.

For example, water pipes fall and age, and then you can look at some designs of the entrance guard, security and parking lot of this street lamp. Because these are some factors that can ensure your future safety, and another problem is to avoid cockroaches. Because if there is such a thing in a building, it is actually very difficult to dismantle it.

Observation can largely eliminate these problems. Secondly, the environment of this community is good or not, which can largely reflect this property management company. Is it a qualified property management company? I believe everyone has heard of some troubles caused by the inaction of property companies. Let me give you an example:

In the process of looking at the house, I once saw a very new community. All the people in and out of that community are young people in fashionable clothes. But in the middle of this community, which should be the location of the green belt, there is a huge garbage dump, that is, the property is not cleaned up, and then the garbage piles up more and more, and the residents are dissatisfied, so they will definitely not pay the property fee. Why should the property management company give you a good job if the owner doesn't pay the property fee? Do you think this community can be good if this vicious circle continues? Other people's homes are river view rooms and sea view rooms, so you can take out the garbage room, so whether the residential environment is good or not can also reflect from the side whether this property company is a responsible company.

My second criterion for choosing a house is being close to the subway. Although I can drive very early, I still can't get on the bus after living in Beijing for so many years. There is really nothing I can do. So the second criterion is to choose how to go to work every day. Fortunately, my working hours are relatively free, that is, I go to work late and get off work late, so I can basically avoid the morning and evening peaks by taking the subway.

Houses near the subway may be relatively expensive, and some of my friends will choose houses that are relatively far away, but the price is cheaper. Then, if you take a taxi to work every day, you can calculate the money inside and outside, that is, the taxi fare is definitely getting more and more expensive, but the price of the subway will not actually go up, and if you buy a house near the subway, whether you rent it or sell it in the future, everyone knows the rate of preservation.

Third, the room type must be good. When it comes to the topic of huxing, it may be related to metaphysics. I'm not a feng shui master. But I can really feel the feelings brought by different huxing in the process of looking at the house, which can be said to be a world of difference.

I have been to a famous residential area. As soon as I entered the room, I felt like a maze. It's a simple one-bedroom apartment. I don't know why it was designed like this. You live at home alone. Who are you hiding from? There is a saying: "Huxing has a great influence on people's fortune. We don't analyze it from a global perspective. Just tell me about this room. If you live an uncomfortable life, do you think you can still be in a good mood?

Can you still be lucky if you are in a bad mood? So be sure to choose a comfortable place for yourself. So the apartment I finally chose was a completely square one-bedroom, and then my living room, kitchen and bedroom were all apartments with three windows facing south, which I was particularly satisfied with.

I remember seeing a house once, and I was persuaded to leave because of the poor light. This house is a very famous light pollution building near the East Fourth Ring Road in Beijing. Why is it light pollution? It is because, first of all, its shape is so strange that people can remember it at a glance. Secondly, it shines all over. At night, all the blocks near Fiona Fang can see its lights.

The house I wanted to see at that time was a duplex apartment? As we all know, a duplex apartment is usually a house where you buy one floor and get one floor for free. The area is particularly large, so its cost performance is really high. When I saw this, I felt something was wrong. Because this house is apartment-style, many small companies rent it for office, so the people in this building are very mixed, and there is no access control on the first floor, so I feel very insecure. After I entered the room again, I felt that although the room was big, it didn't have the warmth of home, but it felt particularly dry! This kind of dryness is not what we call humidity, but a very noisy feeling, that is, the whole person feels restless as soon as he enters the room, and wants to continue walking.

Think about the lights outside this house again, as if the people inside are constantly consuming, and then light up the lights outside. At that time, it gave me a feeling similar to this. Although the example I mentioned is a very subjective feeling, you must trust your intuition, that is, when choosing a house, you must choose one that is more in line with your own gas field, so that you will feel better and better living here every day.

Originally, there were only three criteria for me to choose a house, that is, the residential environment is good, it is close to the subway, and the apartment type should be reasonable. Later, I found that there is actually a very important criterion, that is, I was lucky and missed this point. What is this?

It's for all friends in the north. Because it's warmer in winter, I suggest you go to see the house in winter. Because when you go to see a house in winter, can you really feel whether the heating in this house is good or bad? Speaking of which, it suddenly occurred to me that when I first came to Beijing, I rented a house. In fact, the conditions of that house are good in all aspects, but the only drawback is that the heating is really poor, and the windows of that house are a little leaky, which is really a fatal blow to the winter in the north.

Well, speaking of which, I have basically taught you all my strategies for choosing a house. Then what I want to share with you are some practical and specific cases.

In fact, the house I live in now is only ranked third in my house selection example at that time. Then why did I pass the first two? At that time, the first residential area on my house selection list was a very famous high-end residential area in Chaoqing area. There are many stars living there alone, and the quality of the community is absolutely speechless.

I was attracted by a small duplex apartment, which is exactly what I want. Then I entrusted the chain home to help me negotiate the seller. I don't know if it's fate with this community or something. At that time, I entrusted my chain agent to contact several buyers, but the seller has never been open, that is, I have never made an appointment with them to look at the house, and the seller always shirks it for various reasons.

Later, I was a little anxious. I said I would go to your house directly, and then the seller dumped me: "There are still many people looking at the house. Can you decide to buy a house? " "As soon as I heard this, I was not to be taunted. I just slipped away. Then the second community on my list is in Sihui, Beijing.

This community is amazing. I personally experienced the feeling of two words: magic! Why do you say that? Because it is built in a very high position, there is a subway station directly below, and then if people in this community want to take a taxi home, they must drive to a very high platform before they can continue to walk into his community.

I went to see the house just in time for the smog in Beijing. Then I stood in the southernmost part of this community and looked down. Wow, it's Baiziwan area in Beijing. The building complex looms in the smoke. You think this is a fairyland on earth? At that time, I felt like a fairy, looking down on all beings. After that, every building in this community is not particularly high, but the whole community is clean and tidy, and the ground is spotless. Moreover, there is a school playground next to the residential building. Maybe it was winter vacation and there were few people in the school, so I thought this place was amazing.

To tell you the truth, I am also very satisfied with the apartment type and orientation of this community. I was really excited. Its only disadvantage is that there is a subway station under the south building, so there may be some subway noise every day. I was thinking, why don't we just buy the building in the north? Later, I discussed with my mother, and my mother said that young people should be down to earth. You live in castles in the air all day, and the more you live, the less secure you feel, so I finally chose the present community. Its shortcomings are just like the idea of buying a house I said at the beginning. Affordable, the area is satisfactory. The only drawback is that I moved from the bustling Chaoyang District to Fengtai District. But I have lived here for so long, and I feel very satisfied with the living environment here. There are some artists living in my community, but a crosstalk performer.
