Tod project concept
TOD is the abbreviation of transit-orienteddevelopment, and the TOD project development model is also a public transportation-oriented development model, in which public transportation mainly refers to railway stations, airports, subways, light rails and other rail transit and bus trunk lines. Then take the bus station as the center and build a central square or city center with a radius of 400-800 meters (5- 10 minutes' walk), including residential areas, commercial areas, office buildings and other buildings. It is characterized by integrating work, commerce, culture, education and residence, so that residents and employees can't exclude cars.
The concept of TOD originated in 1990s and was put forward by American Peter Calthorpe. He summed up the existing development model theories of many countries and formed a new theoretical system, which is now known as TOD. It is not difficult to understand why the TOD operation level in developed countries is much higher than that in China. After all, this concept was put into practice more than 30 years ago. For details, please refer to famous landmarks such as New World Trade Center in Manhattan, new york and Shibuya, Tokyo.
The most typical development mode of TOD project is to build a commercial and residential complex near the subway station, so it is also called "the house on the subway". This kind of TOD is to build a complex on the subway station: underground subway repair, above-ground garage repair, above-ground 10 meter structural floor residential or commercial office repair. With the development of economy and society, TOD projects are not necessarily just subways, but even public transportation such as buses and urban rails may become TOD, and at the same time, complex formats such as industry, housing, education and commerce should be taken into account.
