Article 4 Management Mode

Property management in this property management area, through hiring property management enterprises according to law, the owners and property management enterprises will repair, maintain and manage the houses, supporting facilities and related sites in accordance with the property service contract, so as to maintain the environmental sanitation and order in the relevant areas.

The owners' meeting shall be established in this property management area. The owners' meeting is composed of all owners in the property management area. Owners' Congress represents and safeguards the legitimate rights and interests of all owners in property management activities. The owners' congress establishes the owners' committee as the executive body.

The discussion methods, voting procedures, determination methods of owners' voting rights, composition and term of office of the owners' committee, working expenses, seal management and use of the owners' congress shall be stipulated by the rules of procedure of the owners' congress according to law.

Article 6 Proprietary part ownership

Article 7 Adjacent owners

Owners shall abide by the provisions of laws and regulations, and properly handle the relationship with neighboring owners in terms of power supply, water supply, heat supply, gas supply, drainage, transportation, ventilation, lighting, decoration, environmental sanitation and environmental protection in accordance with the principle of being conducive to the use, safety, neatness, fairness and rationality of the property and not harming the interests of the public and others.

The owner shall promptly repair the damaged parts and facilities in the house that affect the rights and interests of adjacent owners; When the owner finds that the parts and facilities in the house that belong to the public maintenance responsibility are damaged, he shall promptly notify the property management enterprise and take reasonable measures to prevent the loss from expanding.

Article 8 Use of property

1, the owner should use the property according to the design purpose, consciously maintain the cleanliness and beauty of the property, and abide by the relevant provisions of the government on the requirements of city appearance and environment.

2. Do not change the structure, appearance and use of the house without authorization; Occupy * * * parts and * * * facilities and equipment; Use * * * to build buildings, structures, etc. Details are as follows:

3, due to special circumstances need to change the purpose of property design, the owners shall obtain the written consent of the adjacent owners, reported to the relevant administrative departments for approval, and inform the property management enterprises.

Article 10 decoration

1. When the owner or property user decorates and decorates the parts for his own use, he shall register with the property management enterprise and sign a decoration management service agreement with it.

2. The owner shall engage in decoration according to the decoration management service agreement, observe the matters needing attention in decoration, and shall not engage in prohibited decoration.

3. The owner shall place the decoration materials and garbage in the designated place, and shall not occupy the * * * parts of the property and public * * * places without authorization.

3. When using the elevator, the owners and property users shall abide by the regulations on the use and management of elevators in the property management area.

Article 12 Maintenance of public order

Article 13 prohibited acts

The following acts are prohibited in this property management area:

2. Occupy or damage the parts, facilities and related sites of the property, and move the facilities and equipment of the property without authorization;

3, illegal construction, private stalls;

4. Dumping or discarding garbage and sundries in non-designated places;

5. Stacking inflammable, explosive, toxic and radioactive substances in violation of regulations, discharging toxic and harmful substances and making excessive noise;

6. Hanging, posting, altering and depicting the property and related places without authorization;

7. Use the property to engage in activities that endanger public interests and infringe upon the legitimate rights and interests of others;

Article 14 Animal feeding

Article 15 Motor vehicle management

Sixteenth selection and dismissal of property management companies

Article 17 Payment of property service fees

1. The owner shall pay the property service fee to the property management enterprise according to the regulations or agreements. If the owner is unable to pay the property service fee on schedule for some reason, he shall entrust others to pay it on schedule or in time. And pay water, electricity, gas and other energy costs and heating costs on time.

2. If the owner entrusts the property management enterprise to repair and maintain its own parts and equipment and provide other special services, it shall pay the relevant expenses.

3. The owner of the special maintenance fund for the facilities and equipment used in the * * * part of the house shall pay and use the special maintenance fund in accordance with the relevant provisions. Article 19 Insurance

Article 20 Transfer of property

1. When the owner transfers or leases his own property, he shall require the new owner and new lessee to abide by this Convention, and inform the property management enterprise of the transfer or lease of the house within one month from the date of signing the sales contract or lease contract.

2. When the owner hands over the property, he shall settle the property service fee with the property management enterprise; If it is agreed that the lessee shall pay the property service fee for the leased property, the owner shall bear joint and several liability from the agreement.

Article 21 Liability for breach of contract

1. If violation of this Convention causes personal injury or property loss to other owners and users, the parties concerned shall be liable for compensation according to law.

2. If the property is delivered to others for use, the owner and the user of the property agree that the user of the property shall pay the property service fee, and the owner shall bear joint liability.

3. In case of violation of this Convention, the owners' committee shall urge it to make corrections, or the parties concerned may apply for arbitration or bring a lawsuit to the people's court according to law.

Article 22 Definitions

1. The exclusive part of the property mentioned in this Convention refers to the exclusive house, space, site and related facilities and equipment used independently by a single owner.

2. The * * * used parts mentioned in this Convention refer to the main load-bearing structures, external walls, halls, stairwells and other houses that serve the whole building in use and function. For the use of the owners and users of the whole building.

3.
