Fuzhou introduced a new policy of buying houses: the trading period of talent price-limited houses was reduced to 5 years.

According to the website of Fuzhou Municipal Government, recently, the General Office of Fuzhou Municipal People's Government issued a notice on optimizing and adjusting the management measures for the sale of commodity housing with restricted purchase of talents. Mainly adjust the following contents:

(1) Resettlement management. For commercial housing projects that are restricted to talents sold in 2022 and beyond, the purchase area of the apartment corresponding to the family population will be cancelled, and the requisitioning families can independently choose the apartment according to their own reality when applying for the guarantee qualification. That is, the talent-limited commercial housing does not distinguish between one-person, two-person, and three-person apartment types. The requisitioning family can choose 50 square meters, 60 square meters or 70 square meters independently, and the apartment type is no longer linked to the population of the requisitioning family.

(2) After-sales management. The first is to shorten the time limit for listing transactions. Rongzhengzong [2020] No.49 document clarifies that commodity housing with talent price limit shall not be listed and traded within 10 years from the date of obtaining the registration certificate of house ownership, and it is now adjusted to not be listed and traded within 5 years from the date of obtaining the registration certificate of house ownership. The second is to cancel the restraint mechanism for purchasing ordinary commodity housing. Rong [2020] No.49 clearly guarantees that families can't buy new commercial housing after purchasing talents to restrict the purchase of commercial housing. Considering the needs of talented families to improve their living conditions, the adjustment is as follows: after purchasing talent-restricted commercial housing, under the premise of complying with Fuzhou's commodity housing purchase restriction policy, ordinary commercial housing is allowed to be purchased to improve their living conditions. Before the promulgation of the Notice of the General Office of Fuzhou Municipal People's Government on Optimizing and Adjusting the Management Measures for the Sale of Commodity Housing with Restricted Talents, two after-sales management adjustment measures can be applied to the commodity housing projects with restricted talents in Yurongfu and Jing Yun Mansion.

In addition to the above-mentioned optimization and adjustment, the sales management of talent-restricted commercial housing in Fuzhou is still implemented in accordance with the relevant provisions of Zheng Rong Comprehensive [2020] No.49 document. At the same time, the second-class price-limited commercial housing can refer to the above adjustment.
