Is Block 6 of Hong Kong Harbour Court a public housing unit?

Don't!

Victoria Harbour New Town is a residential project located at No.8 Welfare Street, Tai Kok Tsui, Kowloon, Hong Kong. Real estate developers are Henderson Land and Hongkong Ferry.

The Harbour Building used to be the former site of Yaumatei Ferry's Tai Kok Tsui Shipyard, staff quarters and Yaumatei Industrial Building. With the reclamation of West Kowloon, the shipyard has been moved to Tsing Yi Island, and the Yau Ma Tei Industrial Building was demolished in 2000. In addition, employees had to move out of the dormitory to make room, and the original site was revised with the government to build a harbor house covering an area of 2 million square feet and moved in in May 2003. The property consists of 10 residential building and a 4-storey medium-sized shopping mall. The residential building is 45 stories high, with 8 groups on each floor, providing 3520 units, mainly two-bedroom to four-bedroom with an area of 478 square feet to 880 square feet. Some units have master bedroom suites and green terraces.

The original site of Haigang Haoting is not a private residential land. In order to get the government's approval for the development plan of the harbour, the developers headed by Henderson Land offered to provide public open space in the development plan. Therefore, when approving the development plan of Harbour City, the government requires developers to "build and manage public open space of not less than 9,800 square meters in the lot and open the land to the public". After the completion of the property, its terrace garden (except the clubhouse and swimming pool) should be open to the public, but the property management company did not do so until it was exposed by the media in early 2008, and the Lands Department followed up and stipulated that the terrace garden should be open from 7 am to 8 pm 10. Similar incidents involving other properties have been exposed one after another.

The sales brochure printed by the developer in May 2002 has listed item (e) of the "Official Deed Summary" and the location map of the color public platform. Although the sales brochure has reminded buyers that if they don't understand the provisions of the Official Lease Minutes, they should ask the handling lawyer before signing the contract, there are still small owners of Harbour Haoting who are dissatisfied, saying that they were misled by the developer's sales advertisement when buying their property, thinking that the platform garden is only for residents' use, so the developer responded that the sales brochure has stated that the platform garden is a public place.

Small owners who own harbour villas are trying to "privatize" the platform garden again and not open it to the public. On June 5438+065438+ 10, 2008, it was reported that the Lands Department of the Hong Kong Government was studying the clause of exempting the public space from being open to the public in the contract of the Harbour Government Building. If completed, the public will lose the right to use the terrace garden. 20 1 1 In June, the owners' corporation of the Harbour Court announced that it had formally applied to the Lands Department for exemption, and the developer Henderson has sent professional consultants to assist in the application. The matter is still under debate. ...
