Third, talents registered in our city and working in standardized enterprises, high-tech enterprises and new R&D institutions and obtaining master's degrees;
Fourth, high-skilled talents registered as standardized enterprises, high-tech enterprises and new R&D institutions in our city and obtained professional qualifications of senior technicians and above;
Fifth, senior management talents and technical backbones of enterprises registered in our city with an annual tax income of 500,000 yuan or more;
Six, recommended to work in our city, identified by the Nanjing high-level talent recommendation committee, approved by the municipal government.
Seventh, other talents approved by the municipal government.
The first six types of talents must sign a labor contract with the unit 1 year or more and pay social insurance or personal income tax in our city.
The above supply targets are not limited to household registration, including overseas talents and talents from Hong Kong, Macao and Taiwan.
Among them, the city's household registration is equivalent to A, B and C talents. At the time of application, I, my spouse and minor children have no own housing or only/kloc-0 housing in our city, with a construction area of less than 90 square meters.
When applying for other talents, I, my spouse and minor children have no own housing in our city and have no housing transaction records within 1 year.
Compared with the previous policy of purchasing commercial housing by talents, the "Measures" jointly issued this time mainly have three characteristics:
The first feature is the full coverage of all kinds of talents. Talents with academic qualifications, skills, management and experience are listed; Including all talents at home and abroad;
Talents in education, medical care and other fields of key enterprises are involved. For the first time, the talents of government agencies and institutions will be included in the scope of housing purchase service policy.
The second feature is that raising a house is extremely extensive. All saleable commercial houses in the city can be used as supply houses, and the combination of overall raising and proportional raising is adopted to achieve full coverage of commercial houses in the city.
For commercial housing projects with high attention to talents, the way of overall raising and centralized supply can be adopted. Other commercial housing projects will be raised in proportion, with a maximum of 30% of the sales volume of this batch of projects.
The third feature is the priority of talent purchase. Talents shall register at the project site with the talent purchase certificate.
Relevant development enterprises determine the order of talent selection according to the lottery or lottery, determine the shortlist of talents, and organize the selection of houses according to the order in which talents take precedence over other buyers.
For example, a real estate sells 100 suites, and 30 talents apply for the real estate. These 30 talents have priority to buy, and the remaining 70 suites are purchased by other property buyers in turn.
