The Municipal Commission of Housing and Urban-Rural Development said that some citizens reported that it was necessary to increase the proportion of small units and build an extra bedroom. Some citizens also reported that the total construction area should be changed to not less than 1.20 square meters, considering that parents live with minor children. Based on the opinions of all parties, the guidelines make it clear that the design should fully consider the requirements of two children and aging, and give priority to multi-bedrooms; At the same time, combined with the fact that the construction area of public rental housing is less than 60 square meters, in order to rationally and orderly connect, promote the population relief in the central city, and strictly control the proportion of property-owned housing with a construction area of less than 60 square meters, the maximum in the six districts of the city is not more than 90 square meters; Other areas below 90 square meters account for more than 70% of the total building, with a maximum of 120 square meters.

The "Guidelines" clearly stated that houses with property rights should be delivered with fully renovated products, and the internal decoration should not be removed within five years from the date of delivery according to the contract.
At the same time, * * * property housing projects will choose areas with convenient transportation. Priority is given to areas with perfect public service facilities and municipal infrastructure, which are closely connected with the public transportation system or rail transit network, and the location is selected in combination with the functional distribution of the capital city and the regional industrial layout to promote the balance between occupation and residence.
The guideline also points out that the comprehensive technical and economic indicators such as plot ratio, building density, building height and green space ratio of * * * property community should meet the requirements of regional regulatory detailed planning. Among them, the plot ratio of * * * property housing projects in the six districts of the city shall not be higher than 2.8 in principle, and the plot ratio of * * * property housing projects outside the six districts of the city shall not be higher than 2.5 in principle.
The floor area ratio, also known as gross density of building area, refers to the ratio of the total building area above ground to the land area. The floor area ratio is directly related to the living comfort. In a good residential area, the plot ratio of high-rise residential buildings should not exceed 5, and that of multi-storey residential buildings should not exceed 3.

In terms of motor vehicle parking spaces that citizens care about, the guidelines require that the motor vehicle parking spaces in the * * * property housing community in the sixth district of the city should be no less than 1.0 vehicles/household, and no less than1./kloc-0 vehicles/household outside the sixth district of the city. In addition, electric vehicle parking spaces must be built as required, and facilities such as self-use charging piles must be configured.
It is worth mentioning that the guidelines also put forward requirements for greening landscape. Specifically, the site design and architectural layout of the * * * property house project should be combined with the current terrain, protect the original natural waters, wetlands and vegetation in the site, plant plants adapted to the local climate and soil conditions, fully consider the visual level of vegetation, leaf color texture, crown width and the collocation of four seasons colors, adopt multi-layer greening with trees, shrubs and grass as the greening skeleton, and plant no less than three trees in the green space.
The story height has always been a concern of owners of self-occupied houses. Previously, owner-occupied houses were required to be no less than 2.8 meters high. This time, the height standard of * * * own houses has been raised. The guideline makes it clear that the height of the six districts of * * * Property Housing City shall not be less than 2.8 meters, and that of other districts shall not be less than 2.9 meters.
* * * Property houses are delivered with fully decorated finished products, and the interior decoration shall not be removed within five years from the delivery date as agreed in the contract.
