In order to adapt to the economic development of our city, accelerate the urbanization process, ensure the smooth progress of construction projects, and safeguard the legitimate rights and interests of the parties involved in the demolition, through research, we decided to adjust the compensation standards for rural housing demolition in donghu district, Xihu District, qingyunpu district, Qingshan Lake District and Honggutan New District. The relevant issues concerning the adjustment of compensation standards for rural housing demolition in urban planning areas are hereby notified as follows:
First, the compensation standard for rural housing demolition in urban planning area
(a) housing replacement price (water and electricity installation costs) is adjusted to:
Simple structure 240 yuan /M2
Brick-wood structure 520 yuan /M2
Brick-concrete structure 700 yuan /M2
Frame structure (multi-story) 800 yuan /M2
Frame structure (small high-rise building) 1 150 yuan /M2
Frame structure (high-rise) 1350 yuan /M2
(two) the price of farmers' resettlement houses (including the cost of supporting facilities in 200 yuan /M2 residential area) is adjusted to:
Brick-wood structure 720 yuan /M2
Brick-concrete structure 900 yuan /M2
Frame structure (multi-storey) 1000 yuan /M2
Frame structure (small high-rise building) 1350 yuan /M2
Frame structure (high-rise) 1550 yuan /M2
(3) The settlement method of house structure price difference is: the structural price difference between the house to be demolished and the house to be resettled shall be settled according to each level of 50 yuan /M2.
(4) The calculation of the resettlement area of rural houses and the compensation standard for exceeding the area (including the land cost of the demolished houses in 200 yuan /M2) are adjusted as follows: the resettlement area of the demolished rural houses is implemented according to the standard that the construction area of each person does not exceed 50M2 and the construction area of each household does not exceed 350M2; The area of demolished houses exceeding the above standards shall be compensated in monetary terms according to 920 yuan /M2 of brick-wood structure, 1 100 yuan /M2 of brick-concrete structure and 1200 yuan /M2 of frame structure.
(5) The temporary resettlement subsidy is adjusted to: 600 yuan per household per month.

Four, the early relocation subsidy standard

The subsidy standard for early relocation is: in the first two months within the specified relocation period (calculated according to 60 days), the daily 200 yuan will be implemented for each household.
Five, housing demolition work funding standards and disbursement methods
In order to strengthen the territorial management of house demolition, fully mobilize the enthusiasm of organizations at all levels in the region to assist in house demolition, and effectively resolve various contradictions caused by house demolition at the grassroots level. In the future, letters and visits, reconsideration, litigation and related expenses caused by house demolition shall be borne by each district according to the principle of territoriality. In order to ensure the implementation of rural housing demolition, the municipal government allocated working funds to the project area according to a certain proportion of the total resettlement compensation for key projects in the city.
(1) Proportional standard of work expenses: 8‰ of the total resettlement compensation.
(2) Appropriation method of working funds: the demolition period is three months, and if the demolition is completed within the demolition period, it will be allocated according to the prescribed standards; Over the period of four months to complete the demolition, according to the provisions of the standard of 75% distribution; Over the demolition period of five months to complete the demolition, according to the provisions of the standard of 50% allocation; Over the period of six months to complete the demolition, according to the provisions of the standard of 25% allocated; If the relocation has not been completed for more than six months, no funds will be allocated for the work.

(seven) houses built without approval shall not be compensated.
Seven, the national and provincial key construction projects demolition and land acquisition compensation standards, from its provisions.
Eight, Wanli District, Development Zone and counties shall formulate compensation standards separately.
IX. This Notice shall be implemented as of 1 February1day, 2009. Housing demolition projects that have been implemented before this are still implemented according to the original regulations.
